Some homeowners avoid checking for damage because they want to avoid the roof repair cost, but roof problems will only get worse without attention. Here are a few things that likely mean that a roof needs repair or replacement.
1. If it’s over a certain age.
There are a number of different factors that can affect the lifetime of a roof, but experts say that a roof that’s over 17 years old probably needs repair or replacement. Keep track of how old the roof on your home is and if you don’t know, have it inspected by a professional. Otherwise, keep an eye out for other indicators that could mean that the roof is in disrepair and needs fixing.
2. Missing or damaged shingles.
One thing to check for that could mean a roof is in disrepair is missing or damaged shingles. Walking the perimeter of the house and looking for fallen shingles is a good start, but it helps to get a closer look at the shingles themselves. If you do a gutter inspection, look for granules that may have come off of the shingles, as this indicates wear and age as well.
3. Leaks or light coming through.
A sure sign of the need for residential roofing repair is either light or leaks coming through the ceiling in the top floor of a home. This is typically the attic, so it’s important to actually go into the attic to check. If there is visible light coming though, or there are leaks or damp spots, that obviously means that water is coming through the roof and that it needs to be fixed.
